Website Terms & Conditions

  1. All cheques should be made payable to Mrs Susan North
  2. Rental prices are covered under Tariffs.  Prices indicated are for the property per week, inclusive of electricity, gas (cooking) & water. Please note that the rental charges for bookings made in the low and mid-season periods reflect increased wood/electricity consumption.
  3. Bed base sheets, duvets, duvet covers, pillows and pillow cases are provided along with some spare bedding.
  4. Bed linen must not be laundered by the client; it is changed weekly on changeover day.  There is spare linen available for ‘emergencies’.
  5. Bath towels and beach towels are NOT provided.
  6. The ‘property’ stated, as The House or The Gite, 9 Route de l’Eglise, le Mesnil Rogues, 50450, France is owned by Peter and Susan North.  The ‘owners’ offer the property for rental, subject to confirmation, to the person wishing to rent it – the ‘client’.
  7. Strictly NO SMOKING in either property.
  8. The client is required to send a completed booking form together with initial payment of a non-refundable deposit amounting to 25% of the rental fee.  The owner will issue formal acceptance of the booking in a letter of confirmation.
  9. The client must pay the outstanding balance plus a ‘Security and Breakages Deposit’ of £100.00 no later than 8 weeks prior to the commencement of the holiday.  If payment is not received by this date, the owner reserves the right to give written notice of cancellation of the booking. The client will remain liable to pay the whole outstanding balance unless the owner receives an alternative booking by a third party.
  10. In the event of a cancellation, the client will only be refunded (less deposit) if the owner receives an alternative booking by a third party. Any costs incurred by the owner as a result of cancellation will be deducted from the amount that is refunded. In the unlikely event that the owner is required to cancel the booking, the owner is limited to a full refund of all monies paid by the client, and refund will be made within 7 days. Under no circumstances shall the owner’s liability exceed the amount paid by the client for the rental period.
  11. It is strongly advised that all clients arrange appropriate travel insurance, including cancellation cover.  Insurance should also cover the client’s personal belongings, personal motor vehicle(s) and other accidents. These are not covered by the owners insurance.
  12. The property is available from 4.00 p.m. (local time) on the commencement date and must be vacated by 10.00 a.m. (local time) on the day of departure.  The owner is not obliged to offer the property before the time stated and the client is not entitled to remain in the property after the agreed time. Any changes to these times must be by prior agreement with the owner, in writing.
  13. A security and breakages deposit of £100.00 is required, to be included in/with the final balance payment. This is to cover potential damage to the property or contents during the rental period. However this amount shall not limit the client’s liability to the owner.  The owner will refund the balance due to the client within 10 days of departure once the property has been thoroughly examined for damage and the inventory checked off.
  14. The maximum number of people staying at the property must not exceed the number as stated on the booking form, unless with prior agreement from the owner.
  15. The property must be left in the same satisfactory condition as upon arrival. An additional cleaning charge may be deducted from the security deposit if the property is not left in a satisfactory condition.
  16. The client must report without delay any defects in the property or malfunction of equipment or appliances in the property or garden. This is to ensure that repairs or replacements can be arranged as quickly as possible. It will also assist in avoiding any misunderstanding with regard to responsibility and/or liability for the damage.
  17. With regard to both parties living adjacent, the client agrees to conduct themselves in a courteous manner and to show consideration for the neighbours for the duration of the holiday. General noise and amplified music must be kept to an absolute minimum at all times. In accordance with French law you must not disturb your neighbour before 10.00 a.m., after dark or on a Sunday (or Public Holiday).
  18. The clients further agree to take good care of the property, and to leave it in a clean and tidy condition at the end of the rental period. This includes the removal of all domestic and household waste generated during the rental period. Please note that only French toilet paper can be put down the toilets as the property runs off a fosse septic tank.  All other sanitary waste MUST NOT be disposed off down the toilets. Failure to respect these terms and conditions will be subject to Clause 14 being applied.
  19. The owner shall not be liable to the client for any loss, damage or injury that may occur during the rental period. Similarly, the owner shall not be liable for any loss, damage or injury which results from adverse weather conditions, flooding, fire, riot, war, strikes, acts of god or any other matters beyond the owner’s control.

In all matters – French law applies.
